The owner generally has a few documents (change of owner and payee) to complete and then an annual inspection.

They will spend $6k on setting all of this up and realize that they could have just kept it in their name with a good insurance policy.I am a "if you are gonna do it, then do it right" type of person.

I'd suggest you continue to build that network of wholesalers/deal finders, specifically the smaller mom & pop type wholesalers compared to the larger companies out there.

The higher your income the better because you will be ale to be more flexible on the areas your looking for as well as the type of properties.

What type of floor did you have under the vinyl planks?
