Two? 

I realize there are lots of variables involved but can these two even be compared at any level or in any way? 

I have contacted support with no help, and it has been two weeks plus.  

I have a bunch of long-term rentals on the north / west side of town.When I visit Jacksonville, I normally like to stay in one of two places - Baymeadows / Southpointor San MarcoBoth areas are safe in my opinion with a good amount of eating / night options.

I've been in the biz since 2005, so I've seen two periods of growth and decline.

Forrest - Not sure what transpired on this loan, or if it did even transpire, but I would give two pieces of advice here regarding DSCR lending, one of which specifically for STRs:1.

I have some clients that own a house with two connected apartments that have been rented out at a $1,000 a week each for the last 2 years thanks to BIW...and I have been there...I wouldn't pay $1,000 a month to live there, but it works.  

Within a month or two we were down hundred of thousands in our home's value.

Andrew a quick clarification here....there are actually two related and distinct categories of units listed within City of SD; Companion units and Junior units....While the Junior units do require owner occupancy, the Companion units regs do not list that as being required.

Then things took a surprising turn when, while processing this information, my agent informed me that our offer wasn't the only one accepted; it was one of six that the seller accepted simultaneously.Here's where it gets even more complicated: the seller's agent suddenly dumped due diligence from two years ago, the last time the duplex was sold, and from a few weeks ago, on us.
