I will definitely partition off so they have designated space that they can lock so it is secure.

@Brandon BassConfirming you don’t have a loan on the property because that could trigger a due on sale clause. 

As I mentioned earlier debt finance will trigger UBIT in an IRA (Solo 401k would be exempt from UBIT on leveraged real estate).

You could invest in syndication, but then your capital is locked up for several years (2 - 5 yrs is typical) and that type of exposure to the market leaves a lot of uncertainty IMO. 

Some Landlords will shut off utilities as a means of evicting the tenant, just like changing locks or removing the front door.

I just can't think of any logical investor wanting to lock that much cash in a property.......

Last week he turned in the key because he just leaves the door unlocked as he comes and goes.Is that grounds enough to just lock him out or do I have to proceed with court?

I already started my LLC, and have been partnering as an investor on some rental properties, but have not pulled the trigger on purchasing an existing self storage facility, or developed any specific plans for starting something from the ground up.I have seen people comment about the website selfstorageinvesting.com and have started listing to some of Scott Meyers podcasts.I am considering signing up for their live self storage accademy, but do not know if the content/ education is worth the investment (vs. reading his book, other options, etc).Has anyone out there taken this course? 

Also the rate adjusts after 5 years and is not locked in for the full term.  

A lot of these calls are from people who just want to look at houses and never pull the trigger.
