Chris - thank you for sharing...noted.Nick - I guess that's where I'm confused as to what my options might in fact be...a lease-option might very well do the trick, as your example plays out and does exactly what we need it to...I think the hurdle for me here will be for me to convince her of waiting several years for "option" to kick in...unless there is a way for me to dictate that to her???

You will need cash for down payment and reserves.With NNN properties the trick is to get financing at a rate that's lower than the cap rate on the property.  

I think making an offer knowing you are going to strong arm them on the inspection for items you know about is a dirty trick. 

The trick here is this....You deposit 30K of your own money in 1st national bank of anywhere;You obtain a secured loan from 1st national bank of anywhere for 30K;You deposit 30K in the 2nd natinal bank of anywhere;Obtain secured loan from 2nd national bank of anywhere;Etc;Etc;problem with this is the interest and payments you will need to make.  

One trick our prospective tenant love trying to pull when we ask the question... what kind of dog do you have ... their response is  a "stratfordshire terrier" which is the akc name of a pit bull!  

To educate your tenant is your best defense you will be surprised how many do not know simple preventive maintenance tricks.
