Im a former Marine and long time business owner but new to real estate investing.

It may look like you are overpaying on it on paper but if you buy nice product in nice locations you will appreciate and be well occupied at the same time in my experience.  

It yields a higher quality clientele reducing the risk and these areas typically appreciate better over time. 

I would then buy more properties and use that cash flow to pay off the 401k loan in time

I plan to spend some time during all times of day to familiarize myself but I have read a ton of info and it is generally not considered to have a stellar reputation in terms of crime and such.

This would be my first time buying into a deal like this.
