BUT WAIT...REWIND...we also need to spend that other ~$83k you saved up living with friends and renting out the doors.You've spent 3 years establishing extra awesome credit now and have $83k to put toward a multifamily.You should easily be able to aquire a sweet little quadplex for $300k on a 15 year loan, living in one unit of your quadplex and renting out the other 3 doors.
