I started using it with just a couple properties and am just over 100 now.

It's no guarantee but it's a good place to start.

Time on market is generally not on your side as a seller, buyers know that and offers will generally start to come in lower.

When I first started I gave up a lot of profit to get the money to close these deals (up to 50%).

If you can find anything comparable that has sold in the area as well as if there's anything similar on the market, that may be a good start.
