Can you just have good questions lined up to ask without asking for a mentor or someone's time first?

Simply reads the script, schedules follow ups with sellers who are not always motivated (if they give a price that’s not $1 million, it’s given a follow up haha) and with motivated sellers she doesn’t ask questions that help gather more details to reveal the motivation or timeline. 

You can learn by reading some books or wait until life hits you with a problem and then try to solve it.I recommend you buy "Every Landlord's Legal Guide" by NOLO.

So that is a question you have to evaluate.I think I would probably cut my losses and buy into a more affordable house for yourself.

Now with the sellers items out of the house, it's looking more like a complete Teardown and I am seriously questioning the deal at this point.
