Investor-friendly real estate brokerages to hang my license
21 May 2024 | 7 replies
Hello, I'm a relatively new real estate agent and one of my primary reasons for getting my real estate license was to leverage it for real estate investing in my area, which is Northern Virginia. Therefore, I'm looking for suggestions and recommendations for investor-friendly brokerages where I could potentially hang my license and be an active real estate investor. One caveat, is that, I am a part-time real estate agent/part-time real estate investor.Any insights from the members would be greatly appreciated!

How to find Seller financed Buy & Hold SFR property in Metro Atlanta!

In the case where the Seller still had an outstanding mortgage, this would NOT be called traditional "Seller-Financed" (rather Subject-to) and has way different contracts and definite risks involved, such as you mentioned.. and others like the due on sale clause which accelerates the full mortgage due if the original lender finds out the house was sold to another end buyer without them getting their mortgage paid off first.

Do you raise rent on good tenants?
21 May 2024 | 41 replies
My theory is if a tenant pays on time and takes care of the house, leave the rent alone until they move on and then adjust it for a new tenant.Have heard so many times from friends where their landlord raises it and they're agitated. What's your thought?
