An alternative way to solve at least the first problem might be a bridge lender, and I'm open to consider this but so far have hesitated as I've believed that the terms would not be attractive- With my Roth IRA LLC, I originally thought about doing more buy-and-holds (with non-recourse leverage) or continuing to flip, but neither of those seems so attractive given UBTI / UDFI implications.

In fact if the tenant is getting regular social security, pension, or other payments they may be able to consistently pay their rent better than say a person working a seasonal job.

One some of my cheap apartments I can approve people with less especially those with social security or disability checks because they generally pay no taxes and often get other benefits that lower their cost of living (ie food tamps and "obama phones").
