Sometimes I think they are just pinning arbitrary bills on unsuspecting landlords, turning them into illegal liens against the property, and then hoping that we will skip the hassle of litigation and just pay them off at the time of conveyance.I can't believe something as simple as water service can turn into such a huge headache.

It almost seems backwards, but with such low inventory, anyone who DID have options probably just skipped the studio and went up the street for a 1 bedroom unit for $100 more, or to a slightly better area.

It has nationwide MLS access, It provides leads, lets you send out mail automatically, skip trace, extra complicated but rock solid BLUEHAMMER (localized) rehab calculator, Solid Comps in most markets, Good ARV estimator tool, etc....But it does not really manage the flow of interactions like a CRM would, the system is not really built to track notes with multiple conversation points, IMHO.

Moldy smell was coming from clogged bathroom sink (I figure that out myself)Wow, I have had very similar experiences with tenants, and ultimately they were slow to pay and then would skip out on payment.
