You can determine if CPVC, in older than 1998ish MHs by looking under sinks, if CPVC grab the pipe and give a good whiggle, tug.  

@Karen Margrave , my friend Jim has a vacation rental on Lake Michigan in Wisconsin. 3/2, with a King sized bed in the master with attached bath, two-sink vanity with shower/tub and plenty of towel storage in the hallway bathroom, then two smaller bedrooms, one with 2 sets of bunk beds and one with a queen bed.All bedrooms are smallish, while the rest of the house is open-concept.

New drywall, insulation, plumbing, electrical, windows, flooring, trim, cabinets, appliances, bath, toilet, sinks, exterior railings, exterior siding, etc.

That eliminates the real time sink of filling vacancies while still keeping the cost to about a third of using a PM all the time (based on a two year average tenancy).We have a company that we work with that does most of our repairs.

Sinking fund to replace roof, etc needs to be 10% or greater.One thing i agree with Eric on Since for a few years Vegas is a roll the dice market.

It is alot easier to find tradesman then a good quality reliable handyman or carpenter so I will typically call the trades for things like leaky toilets or installing a sink.

I tore out the one wall of cabinets in my 3rd flip (to save $$), since there was only ONE wall of 5 cabinets. along with the sink & counter. 

The rented unit was mostly done except for the fact that after the tenants moved out, we added a new floor, counter top, and sink in the upstairs bathroom and had to replace the carpet after pet damage. 

I think that sinking such a large amount of your capital into such a large project, which would be your first, is staggeringly risky.
