I wanted to verify the right order of operations to move this forward. 

Once I was debt free, I had about 2 years before my first operational assignment, so I saved for a down payment on my first house, which I’ve always intended to make a rental when I PCS.

but i also want to make sure tax reporting will be simple.  

How does the process works in simple terms, like if you were to drive for dollars and come up with about 50 leads or so do you just go ahead and send off the mailings to the address or is the a process in between that I am missing?

Your renter would be responsible.You should probably have a dehumidifier operating in the basement during th esummer to reduce chances of mold.

And it's a simple process to request to do business in your State as an Out-of-State business.I would also suggest you pick up a copy of Garrett's book: "How to Use LLC's and LP's" - it's awesome and breaks everything down for you.

It is simple and easy to begin the eviction process, and you can always stop it if tenant pays rent or moves out.

They would be much younger employees and incentivesed much differently than most PM companies, also payed per new tenant of the year, and get a small percentage of the rent each month similar to a PM company.I would receive many of the benefits of operating a small business as well as homeowner benefits which would be ideal.

Will the CAM fees assessed on top of the rent to the office have some operations profit for administering the arrangement?
