I'm not sure how much space you have to work with, so I am going to throw out a couple more ideas to consider.For my properties that have garage spaces or sheds, I will "rent" that space for a monthly fee, say $ 50 or so (I know that's low, but follow with me).

I sold a shed on Craigslist and delivered it there for the guy since he had no way to move it. lots of opportunity in that city.When was at the office talking to fellow agents about the 25k, and how I felt it was not worth it, an agent told me I should quit talking about it because she and her husband did spend the 25k and really liked the program.

You can go after multifamily with value add deals using hard or private money.Increase the rents and occupancy and increase the value of the property based off the income approach.Commercial is based off the income it generates as a main factor in an appraisal for refinance or selling.With residential it is the comparable sales approach weighted most heavily.
