A more direct, faster, and less costly approach would be to ask the Senior Zoning Inspector if I could obtain a letter that says it could be rebuilt in the over-50% scenario, which would then satisfy lenders- as lenders have already confirmed.

I've got a HELOC without any income qualification just on the basis of appraisal.....but my house was free and clear and the HELOC is a first lien position.Also, I've got less than 50% of the appraisal on that LOC.That was 4 years ago with Citizens Bank....not sure if they still do it - when I referred my client a year later, they said they disconnect this product.

Seniors with Long-Term Ownership and Low Financial Stability Scores is a good one.

I know in my area, the mobile home stuff is very heavily regulated as affordable senior housing... make SURE like in writing that the city will allow you to do so...

I didn't just read a few articles about this subject, I was a subscriber to a site that teaches the average citizen how to research the laws pertaining to the TCPA (Telephone Consumer Protection Act), what a servicing company can't and can't do as it pertains to foreclosures, The MERS system, Bifurcation,  and much more.

Anyone out there working on any senior housing/ independent living projects?  

They will range from "trailer parks" with low quality tenants and high crime to gated seniors communities.Quality communities will most likely not allow owners to rent out their homes as most MH renters are very low quality tenants.
