I guess folks think RE laws were just established to generate revenue for governments, professional license divisions, well, no, professional licenses of all kinds are put in place to protect the public good, to protect citizens from carpet bagging cheating, sidewinding, low life, greedy sneaky types dealing in that area regulated.

According to the skilled Mortgage Brokers Association, there was 124 percent increase in loan volume for health care properties in this past third quarter compared to the same period in 2012.Similar to multi-family, a shift also is occurring as a result of increased demand for senior housing, where acquisitions and new construction are gaining steam.

A more direct, faster, and less costly approach would be to ask the Senior Zoning Inspector if I could obtain a letter that says it could be rebuilt in the over-50% scenario, which would then satisfy lenders- as lenders have already confirmed.

That means you have to be able to get high rents to make profit or you have to look into LIHTC type projects or get funding from government to offset development costs.Developers would rather typically develop regular renter construction, student housing next to colleges, retirement communities, or senior housing, etc.

Once i will be able to cash-flow this amount i'm going to start refinancing these properties and proceed to the next 10-15 properties. because i'm not a US citizen i will have to create an LLC  (i was thinking about Nevada) and to do all the activity on the LLC.i want to ask you :Can you please share your thoughts about the above plan?
