I definitely am not signing over the deed until my rehab is completed to my satisfaction.

Today, I'm assigning the contract over to the BUYER, but he's suggesting on signing, getting it notarized and then sent back to me.

There are a couple of select neighborhoods where you can pick up a cheap house that needs minor rehab for under $100k and rent at around $1500/mo to students.

This was good for me because if there were any major issues the Inspector and Appraiser would pick up on them and require the seller to fix them before they would sign off for the property to be financed through FHA.
