You can't ask one partner in a business to take the entire loss on one transaction while the other partner exists risk free to only share in the profits.If you lost money on the flip you guys screwed something up, especially if you're working for free on it.

I have arrangements worked out with the bank that I don't want them screwing with, not that they would because they can't pay anything, but things change and they may want their house back if they come into a bunch of money somehow.
