I would also recommend any investor, but particularly those with larger portfolios, to have written policies surrounding all aspects of their rental processes.

Thanks @Jeremy Pace  I guess im thinking not keeping the buying aspect from the tenant instead of the tenant only knowing the rent "relationship" may create some situation where the tenant knows more about my business than they need to. 

It does seem like a good program from a landlords aspect.

And they need it, most of the time, because it controls every aspect of their lives.

There's certainly a few things you'll want to be aware of before you dive in...especially on the mentorship aspect.  

I am a newbie in real estate but i have read alot of stuffs online and my credit score is below 700 because i started building my credit last year but my wife have 700 plus in her credit but still own so much like cars loan and many stuffs on her credit, i am thinking about the financial aspect of how to secure a loan on my first property, down payment is not an issue to me as i have over $20000 for that.i live in tampa , florida .i will appreciate any useful help from professional on here.i am ready to learn

@B Ibo Being a realtor is absolutely one of the most challenging things i have ever done , but I enjoy every aspect of it (besides the “know it all fsbos”) .

Looking for the realtor to be very knowledgeable on the different neighborhoods and able to give accurate comps and work with the property manager and a project manager to manage rehabs on distressed properties basically to be part of all aspects of a buy and hold rental investment.Who do you know and Indianapolis that you have personally used and is reliable and has experience with out-of-state investors?

I did not expect to find myself stuck in this role, but the work from home aspect has kept me in the position longer than I'd hoped. 4 years ago it sounded like a good option to explore my post undergrad options.
