3) If the junior lien holder has to be satisfied could I work a reduction or possibly transfer the lien to their condo?

Only the mortgagee can satisfy their lien.

I started with the BBB sites to narrow down and get a small list but when it comes down to it, they too are subjective to the complaints by a few for what ever reasons the person was not satisfied.

I switched all 20 properties and have been very satisfied so far. 

@Denise Evans after @Rebecca Wadsworth receives the tax Deed, would the Quiet title action satisfy any noticing to the creditors, lien holders, etc?  

I found the following encumbrances:1st Mortgage2nd MortgageHOA Lien2 Writs of FiFa (think these are CC deficiency judgments)I am guessing that the order of satisfying of liens would be exactly how its listed above.
