Just got the fresh MLS data for May 2024 for the Milwaukee metro area:- median price for the metro area is now 341k, up 8.1% YTD- we have a chronic rental shortage, rents are up 4.6%- inventory is up a whopping 57% from last yearTake inventory with a grain of salt, because we had almost nothing last year, so 57% more is still not much.

The best and worst neighborhoods are staying rented. 

Legally I’ll occupy 1 unit and rent out the other 3.

@Gayle Eisner  in a rent control area , raise your rent the max every year or you will fall behind.

I live in a condo located in Walnut Creek that I plan to rent out in the future.

It also looks much nicer which can help in attracting better tenants and charging little more in rent. 

If that park is like most parks 90% of the people that work there won't be able to afford to buy a house anywhere close to the area, and honestly probably won't be able to afford apartment rent anywhere close to there.   

If I sign one of these contracts to get the rehab done and then rent my place out, does that cancel the contract or will I be stuck paying for electricity for a year even after my future tenant moves in?
