Can someone explain the contract process I know it is private property vs real property so that will affect how you go about it.

The moral of the story is, with real estate, there are many things that can happen completely unexpectedly.

My thought process is make the cash now and invest in real estate later but I’d love to hear anybody else’s insight. 

My view is that I can get a higher return by parking that cash in real estate as opposed to having some fund manager get me marginal returns on my savings.Appreciate any thoughts or comments.

There is an amazing difference in knowledge, skill, and experience between long term agents with whom real estate is their career (life) and the agent whose in real estate because he’s a career SALESMAN selling the hottest thing; you know, the guy who’ll be selling oil well drilling participations next year, and advertising services the year after.
