If you feel the deal you're getting with the bank isn't competitive with the market and/or the bank is taking your relationship for granted then you should address it.I do think that there are far too many people who 'step over dollars to pick up pennies' though.

I'd just go basic on the heating/air unit and have someone pick you up a decent commercial unit (something that would be installed at apts like Concord brand) at Washer Specialites near downtown or one of the supply houses in town or someone who can even sell you a used compressor for outside, and all new stuff inside etc.

I agree with you to pick our battles with tenants and agree even more that he should get rid of this entitled tenant asap; this is probably not the only problem he's had with her and we know for sure it won't be the last.

I usually check on the costs of an 8-yard dumpster and divide it by the number of dumpsters and the times it is picked up in a month so I can get the cost of one pick up for that dumpster.
