Does the seller have any inspection reports from prospective buyers?

., @Aaron Klatt, and @Shaun Palmer are all about the same...home warranties are worthless...they are primarily used to make the buyer of a property feel comfortable buying a house when they don't know what they don't know may be wrong with it.

I mean a covered porch is a feature in and of itself and is part of what would make  a house attractive to a buyer and in most cases is part of your curve appeal. 

Highly recommend getting on the phone and seeing how you can lend a hand (connect buyers and sellers, educate owners on CASH program, educate on tax deferral methods, etc.)

What is the name of the form that a buyer of a property with existing tenants has the tenants sign stating that their lease is correct and that they do pay rent.

Get list of cash buyers and all that?

Some of my buyers are complete opposites where they only want C properties that need a ton of work, while others specificly want B class neighborhoods like shadle and with paint and carpet rehabs only.   

I'm more than happy to talk to you about my short time as a first time investment buyer from a Military Standpoint, using VA loan, etc.

Given that you'll be moving across the country, be VERY careful when screening prospects and only sign a lease if your background screening pans out and you have a good gut instinct on them.
