We had major problems with them. 

The problem is that the existing home was not maintained and has major issues (foundation, sagging floors, mold, possibly a new roof and new electrical) so I'm trying to get a ballpark for what it would cost to bring the existing house up to rental quality vs what it would cost to just bulldoze it and build new, or if its even worth touching at all considering the value of the property. 

The mobile home niche is fun and can be quite profitable.

For the major project I had them handle, replacing worn out carpet with Vinyl (Wood Patterned) Flooring I was quoted in writing $2,100 "out the door."

Some of these homes will be very affordable but aren't quite cheap enough for flippers to make enough profit on so they definitely exist.Feel free to send me a msg if you want to dig into this a bit more.Christian

Now after the seasoning period of 6 months to a year I plan to refinance and cash out to repay my parents and hopefully make a profit assuming the appraisal value is higher than my purchase price of the property.
