Personally, I would go with the former tenant, AND have them hire a professional cleaning company to clean the house after they move out.  

I spoke with one guy that seemed very professional and respectable that offered to take a serious on-site look through my project and advise me for $500, prior to potentially putting together a plan and coming on as a general contractor. 

I really want to come across professional when i send out the letters.

I've seen examples of professionally written "Finder's/Referral Fee" contracts for real estate, and have heard of cases where these have been successful, but haven't been able to get in touch with anyone personally who has experience in this area so far.

I checked out Callrail and RingCentral and although they both have great features, they're a little too expensive for a Newbie like me to start out with.

Hello everyone,I recent acquired a fourplex in fort worth area and hired a professional property management firm to manage my property.

We could possibly pull out all of our money in this scenario, but more of the cashflow would be gone due to shorter term.I could also look at hard money loans here, just haven't explored that option any more than the 3 featured for my state on Bigger Pockets website.  7% at 30 years seems to be what is coming up.My partner and I would consider private funding or even giving up a majority of the deal to put none of our own money in as two other options. 

Im about to get my professional engineering license so i understand why real estate looks better than engineering.
