Produce a Result of increased rent.It is not revenge; it is reacting to new/increased risks.  

I would use the same consultant to later produce plans with all granular detail and modifications based on land choice, then assist in the execution of the project.Question: what professional would I seek out for a consult: architect, civil engineer, builder, developer, etc.Thank you for sharing feedback based on your experience with this type of project.

A brilliant house that took care of us for a few years and now it producing a hefty cash flow.

Alternative uses would be residential property or commercial (hotel/Air BNB, tourist destination, vineyard, etc) in central TX but the increased price in O&G country would come from the potential for surface damages income from O&G producers.

Kind of...years later that property is worth nearly tripple what I paid for it and the cash flow it now produces is a big part of my current financial freedom.Note that my success story is in my mentors book because I didn't quit.
