So lets say this is correct. if her paid $130,000 with 10% down(13,000)= $117,000 including 0.06755(6.755% interest) = $124,900 and he has a PITI monthly of $1,140 that has been paid for about 8 years you can make a fair assumption that he has principle of close to $15,460(probably more because ITI do not county towards principle).He has over $120K in equity here so a rehab might be to your convinience at a 70% LTV minus and principle prepares he would walk away with about $76,540 thats not to bad but he might take it as a lost since he paid $122,440 over the years thats a $45,900 loss in equity.
