The physical property just has to appropriately cater to a tenant for a week or so, and repeat business/word of mouth marketing is all about how well kept your property is and how responsive you are to those who inquire about it.

@Tom Conant I think that it is tough to evaluate real estate with stock metrics for a couple of reasons.1. most people don't buy stocks with loans, which changes the formula2. a large portion of long term stock gains come in the form of dividends which are almost always lower than even mediocre rental property investments as a percentage of asset value3. if there were to be a financial downturn depending on the area there may well be more people looking to rent homes because they can no longer afford to own thereby keeping rent prices more stable.

I haven’t physically walked through the house but i know from talking to real estate company there will need to be repairs in the vacancy apartment.

A big portion of the vacancy could very well be due to mismanageement (based on exterior appearance, broken down cars and windows, exterior trash etc.) but another huge factor that dramatically hurts the value of this property is the construction going on around it.
