This tenant pays his rent 1 or 2 days late every month, but I want him out because he swears at my wife for no reason, threatens to sue us because we told him he had to pay a late charge during the COVID period, threatened to sue us because he had roaches in his apartment and not one tenant in the entire 28-unit building ever had roaches and he threatened us after we personally never say roaches in his apartment and threatened us after we had his apartment treated by a professional pest control company.

We're interested in out-of-state b/c we currently live in a HCOL area, but want to get started ASAP, which means looking at more affordable markets to start gaining experience.We however consulted our financial advisor a couple times, and have received push back on doing out-of-state real investing for a variety of reasons, including 1) we are currently renting in a HCOL and are saving up for our primary residence buy which is in another HCOL area (LA as want to be closer to our parents when we consider having kids, so this is a bit non-negotiable), which we aim to have enough funds for by end of 2024, 2) we have a fair amount of student debt that we want to aggressively pay off once loan payment freeze ends in 2022.Wanted to share our situation with the forums here and get some feedback.

These areas are not in the City limits but the City that plans on expanding to that area does have a certain amount of control over what is allowed to be built as most have a future zoning map in place.

This would decrease gas bill.We could also add more insulation and possibly put in Honeywell app. controlled thermostats.Next, the lakefront unit will now be unoccupied d/t the owner is living here.
