Many agents will preach buying properties that come with existing furniture, or other ways of minimizing "costs" unrelated to the property down payment itself ... while this may boost the agent's commissions/ allow you to buy a higher priced property, in many cases this advice is wildly misguided.Instead, the right way to think about the real estate purchase is that it is the foundation upon which you get to make even higher ROI investments into the hospitality business inside ... it's just the starting point.You wouldn't start a restaurant and seek to maximize the amount you spend on rent, skimping on decor and ingredient quality.

How do you all install smart outdoor cameras and moisture/water sensors without installing 2 internet accounts with the local cable provider?

I've seen many garage conversions where having that big roll up door (depending on the style) is actually a bonus because it can open up the living space to a patio or yard and people like that indoor/outdoor feel, especially in So Cal.

Start getting your furniture and appliances. 

There is a niche market for 1/1 rentals, but most people want a little more space (either a kid's room, or a home office, or even just space for furniture that they want to hold onto). 

Gone are the days of buying an outdated house, throwing in Facebook MP or Craigslist furniture and cashflowing $3,000 a month. 

I have a property in Southern Utah that AirDNA says I can do $40k on and a property in Davenport (right next door to Kissimmee) that it says I can do $55k on.My Southern Utah property has grossed $90k in 7 months so far, and Davenport has grossed just under $40k in 3 months (none of which were the high season).My personal take on it is if you're just looking to buy a nice place in Kissimmee that is turn key with the same old nice furniture and throw it on the market then don't waste your time. 

I think the roof top will make a very unique outdoor area with shade, bar, jacuzzi, and gas fire pit.
