This will reduce their sense of panic.Between these two options you may have 2 months of cash flow which hopefully will get us to a new normal and you take stock then.Push someone’s “fight or flight” instinct right now and the “flight” is likely to be 3-4 months of no pay.Remind them that a lot of people will be asking for relief and you would like to do your part in this unprecedented event.

I'm anticipating the event of me getting sued by a tenant and losing the lawsuit - hopefully this never happens and my bank account(s) are secured to a certain extant.Under the New Jersey Landlord and Tenant Registration Requirements guideline, a “landlord” is someone who “rents a two-dwelling unit that is NOT owner-occupied.”

When this blows over people will be looking to make up for lost vacation/travel/event time.  

Many tenants are  small businesses (e.g catering, CrossFit gyms, contractors), and some of the single tenants are also small businesses as well (manufacturers, event companies, etc.)We are heavily leveraged on most of the multi-tenant properties, 75% LTV for the most part. 

We are way past a "v" shaped event!

With the current state of events it looks like there's going to be a large downturn in housing sales in the coming year/s.
