It sounds like you two are doing allright since inventory is low and prices tend to be high just take your time between jobs and just be patient and keep on going.  

It’s totally possible to find some good deals if you’re creative and patient, some even turnkey.  

Be patient, pile up cash, and start to get the snowball rolling down the hill.

Be patient and spend a few hundred hours on self education.

In fact, if you don't mind putting in a bit of elbow grease or being patient and waiting for the right opportunity, you can even still find the occasional 3-bedroom house for under a half million.

Again, they key is being patient and putting good tenants in your units.
