I agree with Peter, if you are not using a mortgage contingency and don't mind the risk to lose earnest money, I still consider it a cash offer. 

On my free time I am always listening to real estate podcasts, books, or anything that will help me improve my mind or business.

And keep in mind that the tax records mention of zoning may not be correct.

He has some good info in it and some motivation to want to go big, but for a lot of people, buying 32+ doors on their first purchase isn't feasible.

Hi Tyana,I just received my license and affiliated with a broker over the last few weeks so everything is fresh in my mind.

However, the posts I read that are the most encouraging are the ones where someone has success with a property and it motivates others. 

Just keep that in mind when doing your calculations. 

Not ideal mind you, no windows, only access would be through the garage (although the tenant would also get a garage), the only access I'd have to "my" side of the garage would be through the outside, etc.

I certainly don't mind showing homes to folks who are not from the area and giving them a good idea of "where" they will have better success in the rental game.
