(City is amazing, but lack of green space and nature) He is not sure which type of property, but no condos. 

I have been to a couple of the local REI meet ups at Third Space Coffee in the Springs, but that's about it so far.

Both are strong cash flow markets but in addition to good cash flow, they both have strong economic and demographic fundamentals such as growing populations, job growth and modern/diverse economies and industries.

It was really kept up with but still had original everything from the 70s.If i upgrade the kitchen and bath and "modernize" the floor plan would that increase the value of the home and is it worth doing these type of flips or should i stick to trying to look for a really distressed property?

We have a 54 space park in Pensacola that we are contemplating selling. 

With 4 or 5 years of RE investment by 2025, do you believe that I should stay with single and multifamily (retail) houses or move into the commercial RE space?

My guess would be DFW due to availability of office space or development space that was pitched to Amazon a year ago or so.

Commercial space in this area of town is very hard to find- for sale or for rent.
