This model is great for the guru, bad for you.If it were that easy, everybody could and would do it.

I negotiated the deal on October 12th, and although dealing with a motivated seller, motivated buyer, sitting vacant and purchased with cash - did not take possession until November 2nd.

Some of these posters seem to think a one size fits all is the only solution and not following their “yellow pages” model of hiring contractors is inherently wrong.
