I simply refer them to the condition catalog and provide after photos only as needed.Lastly, don't ever waste your time arguing over deposits on the phone. 

We are looking at purchasing a few acres in central Texas that has a nice mobile home (not permanent attached) on it.  

He attempts to contact the listing agent, the agent will not speak to him via phone - only text, which makes communication difficult.The listing agent (who is also the property manager) said they have an offer, with subject removals coming off on Sept. 10th.So I sit and wait to see if the deal closes on the 10th.  11th passes, 12th passes - still listed.

If you don't like speaking on the phone then hire someone. 

Anyone who has used a bank's mobile app will tell you more bad things about it than good things.

I haven't looked at how to deposit those - I don't like mobile deposits.  

Use Experian Boost from the Experian credit report site to use things like your cell phone bill being paid on time each month to improve your credit and your rent being paid on time.
