Like many others, I have a very minimal amount of capital which I am working on growing currently. 

Same cost to you (minimal), but shows them you do care.

The only people who think, or at least say that any aspect of real estate investing is simple, easy, requires little capital, without risk, can be done part time, or requires minimal education, experience, and talent, are people who are newbies or gurus selling the newbies mentoring services.  

Maybe I am just a special breed, but for me, delays and failure is not an option.I NEED to become successful and I can;t afford others to depend on, and usually for me..

(Usually the 3rd Saturday (but delayed because of Easter))  

Get the original loan as an LLC from a hard money lender and then refinance, after 6 months unless you want to go the delayed financing route, into your personal name. 

It's important to build in timed delays when scraping websites.

But if you miss it by a day, you're looking at like a 40% hit, and most flips have delays, so this is very high risk. 

I think the pricing structure is fascinating - a basic 10% model for minimal service and a 14% pricing model for annual maintenance included.
