I work downtown near Golden One, which they’ve built up like crazy and there are future plans that include a soccer stadium and medical facility.

There are lazy doctors, lazy lawyers, lazy public servants.There are also busy agents and agents that prequalify who/how they spend their time with, just like any commission-based sales professional.As many others have pointed out, if you communicate with realtors that you are contacting in the same manner as on this forum, you are part of the problem.Advice:1.

In fact I probably would have given up.After having now done dozens of deals including house hacks, flips, new construction, short term rentals, long term rentals, wholesaling, office, and medical, I can confidently agree that buying real estate with a subject-to structure is just as you said - "an advanced tool where it's use case will be rare." 

As far as MTR maybe they should consider target medical professionals around the hospitals.

If you sit down with a financial planner I think you'll find that it is far easier to protect a personal residence with no debt in any sort of disastrous downturn (medical, financial, etc).  

That should provide all the protection you need from a tennant sueing you type situation to one where you drive your car into a doctors car, or other high earning professional, and he sues you for a year lost wages since they got injured and cant work.

My country has given me a topnotch and free education for a medical degree and residency training, not to mention a very healthy/enjoyable salary to play with for real estate investments.

Nothing sinks a credit score faster than medical debt, foreclosure, bankruptcy debt or student loan debt.
