@Idan Narotzki Careful screening, strong lease (and strong enforcement of it), diligent move-in/move out checklist (so they know you’re paying attention), large security deposit (I ask for double 1 month rent amount which in my area means $3-5k), avoid Class C-/D, find a good collections agency that will work on contingency basis, make your units as tenant-proof as possible with inexpensive yet durable materials, hold plenty in reserve funds, set proper expectations, communicate well but firmly and treat tenants fairly and professionally, and be willing to clean up a mess and fix things occasionally rather than pay a company thousands to do it for you.

Those seem like the sorts of places to go for consistent cash-flow (and where I am focusing my attention).

I didn't spend much time posting on bigger pockets or even paying attention to it.

Great question, I am a newbie but now I do pay much more attention to school districts, major employers, trends in the area, development and much much more. 

I've heard it said, 'pay attention to what gets you excited.' 

I found six places that caught my attention and I'm starting to look into them now. 

Hey @Larry Fullard You can find off market deals including multi-family with ads on social media.Facebook is the most effective for doing this as you are able to target investors directly in the exact area you are wanting to buy.You need to create a photo/or video ad that grabs the attention of the property owner with a call to action so they either call you or give you their contact info.
