It would be a good material to start with.

Inspectors keep up with current safety aspects, material performance information, fire codes, health matters like radon and lead paint issues that contractors may not be required or exposed to.

if not is it worth it as a landlord to learn the material but skip the license? 

Make sure to cover the pipe in some sort of material so water can come in but debris can't come into the pipe and clog up your drainage system.

Also forgot to add that for conventional mortgages there are some lenders that like AIM loan (internet bank) that will do as low as 25K I believe.

.- Depending on tenant class, self metering for additional services such as cable, internet, and even propane in the yard (grill season).

I have found that crime stats posted on the internet sites that MF investors use is often wrong.. as in dead wrong.  

Same with internet leads.
