Lets compare using ZHI between San Jose condo and use Piscataway, NJ Single Family (I am familiar in this area LOL) Gap between May 2022 to March 2023 for Piscataway NJ: +10K (meaning price in March 2023 in NJ, is higher than May 2022), typical price: $450kGap between May 2022 to March 2023 for San Jose condo: -25k (meaning price of condo in San Jose in March 2023 is cheaper compare to May 2022), typical price: $750k So price is relative depends on time and location, so someone in NJ now has chance to sell more appreciated asset, to buy an underappreciated asset in different place, although the absolute value seems different.

I looked on the Rent Board increases and from 2007 to the present, the rent increases range from 0.1% to 2.3% (varying each year) but this was recently changed to 3.6% as of March 1, 2023.
