The vast majority have not or did not intend to ever own a investment property.

@Mark Neiger , I'm sure I'm WAY out of my league posting in this forum.

He currently owns a primary residence so he knows the ins and outs of owning property.I currently own 3 properties in a major metro area in NE and looking to diversify to a more affordable area.  

I have no experience in selling estates and the selling part prevents me from pulling the long awaited trigger.A good friend of mine has had some rentals in AZ, but he wants to partner up the cash part with fixed return assuming 6 month transaction and a monthly fee every month.Being an all in-house contractor, I think I could bring value add and create sweat equity in a major rehab, at least 10% of the ARV, the uglier the property, the better I can create.

Hi BiggerPockets community,can someone please point out any major obstacles in re law while buying vacant land in the state of California

I have called a few major insurance agencies (Farmers, MetLife) and so far the quotes I am getting sound fairly outrageous, at least compared to what I am seeing across the site and my expectations.What kind of rates are Chicago investors seeing for multi family apartment buildings, and what agents/companies are you using.  

These are the major ones.

The only reason my tenants have my number is that the vast majority of my tenants are elderly, and don't use email, so I gave all of the tenants my cell phone number.  

Besides all the typical rental and flip risks that I'm well aware of are there any major downsides I'm not thinking of?
