You can deduct your ordinary and necessary expenses for managing, conserving, or maintaining rental property from the time you make it available for rent.so not sure, what it means by "the time you make it available for rent" is it the month or the date?

A few tenants may get below market rents, but the incentive to highly maintain these properties is gone.  

Because there is a shortage of housing and my market is growing, with a lot of relocation, I think new homes here can maintain their prices.

I don't have much background with the house since we just purchased it in December and he was our first resident.I told the resident he can buy out of the lease by giving me a 30 day notice and paying a termination fee worth one month's rent.He then told me that I owe him money since I did not fulfill my part of the lease agreement by keeping the house warm.Any tips or ways to navigate this situation would be appreciated.They may be using the heat as an excuse to get out and the demand for money is just a way of scaring you into letting them go.I would tell the tenant to call you when it's failing to maintain temperature.

Pool rooms have their own environmental climate that needs to be maintained to operate properly.  

And if tenants don't maintain the rental properly, you should have a penalty that includes a monetary fine to cover the cost of sending a cleaner in.

The STR which I am contemplating to switch is in a big ski town & does cash flow well.. trying to max it up & not worry about rising expenses in maintainence , read the other day about traveling nurses needing individual rooms & with a huge dearth in inventory for longer term accommodation - there possibly could be a more steadier & higher income stream 

Another thing to consider is just maintaining the property, getting maintenance out there, and your team in place to make it work out there.
