Finally made the jump and just bought our first vacation rental.My longtime girlfriend and I emptied out the account and put 60k down on an amazing 300k vacation rental near Bass Lake and Yosemite National Park.By conservative estimates, it should cash flow over $1,000 a month after ALL expenses.As I am still learning on the fly here, I am most interested in the next steps in acquiring the next property (and the next, and the next).The house should appreciate some throughout the year, and it is nearly turnkey as it was wonderfully taken care of by a family for 40 years, so we won't be adding too much value with remodeling.My main question to the BP community is "What's the best options to finance our next purchase of a rental property?".

The DSCR is the Debt Coverage Rate which means Annual Net Operating Income divided by Annual Total Debt Payment.

@Tuan Tran Total gross rent per year minus expenses (not debt service) equals Net Operating Income (NOI).

If you are mainly in an office or meeting with clients I would go with Mac bc it is more prestigious and automatically gives you credibility.

@Sunil KapoorI am not sure who your lender is, but those charges, mainly the origination fee, seem to be quite high for a 190k property.

I currently work Full Time at Life Time in Chanhassen, so I'm planning to start out part-time (mainly so my partner and I can use the MLS and can earn more when selling our flips).

One of my main goals is to be able to do the things I want with the freedom I have created.

Debt is cheap right now.
