Don't guess.Run your numbers using the rental property calculator.Mortgage rate if you use Colin Powers in red bank is 3.875 but may cost you a few bucks to lock in about 1-2k or assume 4.0 with no cost.plug in taxes,  estimate repairs, estimated homenowner insurance (call an agent if you dont know it), water (call water company) if you intend on paying for it, projected rent etc.

I rented on Airbnb for a few months to a lady in her 50's and her guest is a guy in his 30's with no lease or IDs who leave furniture and materials all over the property, changed the locks, and stopped all communication.

Knowing an area can be big if you aren't from around there.I know top agents can do more, but again, just my experience.Unfortunately, from working with multiple agents, my experience is they have one goal.It's not you or your money.It's closing a deal.Most recently, I was locked in a tough, back and forth negotiation for a high priced property.

Amount of money in the escrow is locked in so any extras have to come either from home owner or from the bottom line of the contractor. 203k homeowners don't usually have spare cash (hence why they applied for this product in the first place) but very often want higher end finishes or some extras.

As opposed to right now, where there are huge swaths of areas that have "no income," designation and you can buy 5% down fourplexes at will.I think the govt agencies figured out that their money wasnt really helping the intended but rather being used to help aspiring investors build their portfolio so they've decided to make this adjustment.As a lender we can still use this program as long as we lock prior to the end of july

Also the sliding lock latch of same doors is rusted, one so much that the door can not be unlocked to open it on one unit.If there is not a mobile repair company, it there a place one can buy the parts?
