She does pay rent based on listing agent?

I currently don't have a buyers list or even know how to get started with that but I found a foreclosure house with a great location that I think would interest some investors.

Listed on the MLS, my agent represented me.

You have to initiate the contact.

Just run search on Residential to create a fairly good-sized list of active listings, then look for the Realtor designation, or lack there-of, then note the brokerage name and contact info and contact them directly.If you are not concerned about discount CE credits, using certain features like RPR, or becoming a GRI, etc., then my guess is you will save a fair amount of money (my annual board fees were $620). 

BP has a list of preferred DSCR lenders which I would definitely recommend checking out!

Any advice or lessons learned from your experiences is greatly appreciated.Thank you.MarcoI use Zillow rental manager and it works great to list properties (cost $10 per week to list a property for rent), screen tenants (free for landlords, applicants pay $30 per person for credit report and background check) and collect rent (free for landlord and tenant unless they use a credit card then the tenant pays a fee), but it doesn’t report to credit agencies.

I wholesaled 3 deals to her, then I kept one for myself to flip and her list it as my realtor, then I bought 5 single families through pocket listings she had, then a 10 unit apartment building. 

I was initially thinking to purchase it and use it as co-living space for workers at a nearby auto-manufacturing plant, but am considering what other uses would make sense.
