When the time comes to do so, I think it comes down to just 'running the numbers' and seeing which one saves you the most between interest rates and loan term length and how far you are into the amortization schedule.

You get a huge tax break if you sell your own residence, you can use a home office, and it may not be allowed because renting your home from you is not arm's length (grab a CPA for that one)If you plan to have millions in assets then it would be good to start your asset protection strategy now.

The way I would sell ( a one year lease )  this to the applicant is that you are moving to a new city and you dont really know where you will want to end up so while I will happily do a 2 year lease you might consider a 1 year lease (or however you want to word it)Given the laws where I live (no no cause evictions, etc) the length of lease term matters not.

@Lieren Schuette good question, but I think this question is over hyped in our investor minds.When you run a ROI calculator for 2-5 years, presumably the length of time one is saving for RE from a W2, at risk free return rates, the return is largely immaterial to the principal, and the risk of capital preservation is substantially higher than the value of the interest received.In my opinion, anywhere you are willing to save for your personal emergency fund is as good a place as any to save for your REI.My 2 cents.
