It needed new doors, baseboards, and casings throughout (chunks were missing from many of them); new flooring; new subfloor in a good portion of the kitchen; some rot repair in the walls in the kitchen; replacement of the tired kitchen cabinets (the largest of which was totally rotted) and bathroom vanities; wall repair and fresh paint throughout; remodel of the poorly designed master bath which was a very unsightly room to begin with and not functional and a huge deterrent to decent tenants; rot repair and new furnishings in the main bathroom.

They'll be more competitive in rates than their retail counterparts.It's a tough industry to start out in if you are on an island, so I wouldn't recommend somewhere at first that is completely remote.

I assume you've never worked with a property management company before, I run one with a $75 million dollar portfolio in Cleveland, not the one the OP is working with, but as the owner of one of the largest management companies in Cleveland I have the ability to break this down from a real world perspective.In regards to "firing the PM" it's not that simple.
