Hi all,I'm trying to get started with BRRRR strategy out of state where I have a best friend who runs the property management side of a fairly large real estate operation.

I live in Charlotte, NC and I keep hearing the market here is hot and only growing larger.

The larger deals I'm happy to refer to an institutional investor for a fee or keep some payments on the back-end. 

I have seen pro forma that uses actual cap expense for turnkey providers that have not been in existent long enough to have the larger items fail and therefore be included in the actuals (at least they include something for cap ex). 

The larger tenants want to save time and not have to do initial heavy lifting to analyze a site.

From a market perspective does the buyer want 5 small bedrooms or 3 larger bedrooms and more living space? 

I've learned my lesson about larger and expensive houses - more costly to maintain and harder to rent out. #2) Former home in another state, worth approx $275K, currently rented for $1500/month.
